So, to coin a phrase, there are renters and landlords, and there are renters and landlords who are people?

Curtis - Those woulda/shoulda/couldas are killers, until you're reminded of the other what-if? scenarios. Glad I could ease your mind.

Charles - Well, at least he got new carpet outta the deal.

During my rental years, I was an awesome renter...always leaving the place in better fix than when I moved in. I feel guilt, though, over moving into a house, promptly getting the owner to agree to re-pay me for a carpet install and then moving out six months later with him owing ME $1,200 bucks.

When we moved from VA to NYC in 2001 we almost held onto our house in Vienna (just outside the densely populated Tyson's Corner area) and rented it. September/October 2001 was not a terrific time to be selling in Northern Virginia. But we decided (thankfully) that trying to manage a rental property from NYC was insane. Every now and then I think about how much more we would have made had we just held onto it a few years and then sold it. Then I read a story like this one and say, "Thank God!"
